According to a document filed with the Texas Department of Licensing and Regulation (TDLR), GFF intends to remove nearly 25,000 square foot in Victory Park.
The filing indicates that the Dallas architect plans to renovate an existing shell office at 3030 Nowitzki Way. The estimated cost of the work, which includes general construction, modifications to MEP, and life safety systems is $2 million.
GFF is the listed design firm. Work is expected to begin in June, with an October 2023 delivery date.
The Dallas Business Journal has been informed by sources that the office will serve as the headquarters for the company, which is currently located at 2808 Fairmount St.
In July 2019, the site of GFF’s current headquarters had been proposed as part of a 4-acre site for an enormous mixed-use development. A report at the time stated that Ryan Cos. would be developing the project, with GFF and Greenway Investments on board. The report did not specify if this was the same team that would revisit the project or if it is still going on.
GFF continues to list the development, called 2500 Cedar Springs, on its website. The project scope includes an 18-story, 430,000-square-foot office tower, a 22-story, 315-unit multifamily tower, a 22-story 22-room hotel and ground-level restaurants and retail.
According to sources, a project of this magnitude and scale is unlikely to begin immediately or anytime soon due the current lending environment.
